A french drain is a small trench with a perforated pipe surrounded by sand or gravel that directs the water flow away from the foundation following the grade. Not only will it get the water away from the house but it will also do it without any possibility of water runoff damage or erosion. In most cases it s pretty obvious where the water is coming from. From there water may leak into the ceilings and down the walls.

Interior drains work just like the drain in your shower or sink. Immediately beneath a sink bathtub or other plumbing fixture the fixture drain opening leads to a curved segment of pipe known as the p trap which is normally a 1 1 4 to 2 inch diameter segment of pipe with a sharp curved bend in it shaped like the letter p. Over the years a roof drain can become clogged with debris causing a back up of water that could flow over the flashing and into the attic of the house. When your house sits at the bottom of a sloping yard you can install a trench drain between the foundation and the yard.

The end result should be a shallow basin with about 6 inches of ponding depth or space for water to pool while it drains through 1 to 2 feet of amended soil. Often there s a slope approaching the house a depression in the yard that causes pooling or excess roof water draining next to the foundation. Plant the center of the area with species that tolerate wet conditions such as native sedges and lady fern. These drains are placed in areas of the roof that collect the most water and they lead the water into a system of pipes that is installed below the roof.

Through the stack sewer gases are carried up to the roof through vent lines. Please refer to part 2. The water travels through these pipes until it is dispensed into a gutter or downspout at the side of the building. The next step is to determine each roof area that will be served by a separate leader drain pipe scupper or downspout.
